Why use the List?
Orchard Valley Communities wants to focus its attention on serious homebuyers like you and make the experience of buying an Orchard Valley Communities home as easy as possible. The Priority Buyer List eliminates lotteries and campouts. The most interested and qualified buyers get the first opportunity to purchase the home of their choice.
How do I secure a spot on the Priority Buyer List?
Your position on the List is based on the day and time you requested to have your name placed on the List and completed the prequalification process. It should be noted that noncontingent (those who do not have to sell their home first) and cash buyers are always placed ahead of contingent buyers (those who must sell their home first).
What if I am unable to attend a Priority Sales Release?
To keep your spot on the List, you must attend all Priority Sales Releases. If you absolutely cannot attend but want to buy a home in that Release, you may send a proxy with valid Power of Attorney to represent you to purchase a home on your behalf. If you cannot attend and are planning to defer purchase to another Release, you may send a friend or family member to represent you. If you or your representative does not attend, your name will be removed from the List. You can always sign up again, but you will not regain your previous position on the List. Your new position will reflect the new date and time that you sign up.
Why can’t I just buy my home today?
If the home you want to purchase has already been released for sale and has not yet been purchased, you can purchase that home today. Occasionally, a previously released and purchased home may be available for purchase, and you may purchase it today. The List ensures that homes are offered for sale in the most fair and least stressful way possible.
What should I do to get pre-qualified?
If you have your own lender you need to bring a pre-approval letter with you to the sales release.

What happens if someone’s financing is declined or they decide not to buy the home they have chosen?
The home will be immediately available for sale to the general public.
The Day of the Priority Sales Release
Register
On the day of the Priority Sales Release, you will arrive at the check-in and indicate to us your plan to (a) purchase an Orchard Valley Communities home that day or (b) defer to maintain your place on the List for the next Priority Sales Release. Upon your arrival, you will be informed of your position on the List.
Purchase your home
You will be offered your choice of available home sites based on your position on the List. Noncontingent buyers (those who do not have a home to sell in order to buy an Orchard Valley Communities home) and cash buyers will be given the opportunity to purchase a home before contingent buyers (those who must sell their home before buying an Orchard Valley Communities home). You are advised to have a second and third choice in case your first selection is already taken by another buyer.
Payment of your deposit
At the time of sale, you will be required to pay a $5000 deposit on your home. Your home is reserved upon payment of the deposit.
Complete your paperwork
An appointment will be scheduled for you to go over all of the options and choices available in your new home and to complete the remainder of the paperwork. You must complete all the paperwork within the specified time or your reservation will be canceled and your deposit will be refunded to you. If your reservation is canceled, you will no longer be on the List.
